We have just acquired planning permission for a new 7,000sqft home replacing a 1,500sqft chalet bungalow in Ewhurst, in the Green Belt and in an Area of Outstanding Natural Beauty. Usually planning will only allow a 10% uplift in floor area for a replacement dwelling, so how did we do this?
Working closely with a planning consultant, and using a combination of planning applications and Lawful Development certificates, we used recent changes in case law to successfully argue for a much larger building, which is better suited to the site. The quality of our submission was commented on by the council who said “This is a most thorough application, well prepared, well researched and in tune with its environs and its neighbours. A purpose built home for a 21st Century family, a unique design which makes best use of its surroundings, a welcome submission.”
